The Zoning Board may approve, approve with conditions or deny the following petitions/applications, as may be modified by testimony and/or evidence presented throughout the public hearing; and/or possible vote to continue a petition’s public hearing to a date determined.

Petition #10992                     Ward 5                     342 Warwick Neck Ave. (Rear)

The petition of Keegan Turner, 342R Warwick Neck Ave., Warwick, RI, requests a special use permit to convert the existing single-family dwelling into a two-family dwelling.  Assessor’s Plat 379, Lot 340, zoned Residential A-10.

The petition of Richard A. DeFusco, 153 Beachwood Ave., Warwick, RI, requests a dimensional variance to construct a 4’ x 7.9’ addition to the existing front deck, with new L-shaped stairs.  Proposed deck addition having a side yard setback of 6.4’ to the deck and 4.8’ to the stairs.  Assessor’s Plat 203, Lot 327, zoned Residential A-15.

The petition of Richard St. Jean, 209 Arnolds Neck Dr., Warwick, RI, requests a dimensional variance to construct a 10’ x 16’ shed.  Proposed shed having a side yard setback of 5’ (8’ required).  Assessors’ plat 365, Lot 202, zoned Residential A-10.

The petition of Edward & Wendy LaFontaine, 12 Harvard Ave., Warwick, RI, requests a dimensional variance to construct an accessory dwelling unit larger than allowed.  Proposed ADU being 706 sq. ft. (326 sq. ft. allowed).  Assessor’s Plat 317, Lot 191, zoned Residential A-7.

Petition #10996                     Ward 2                     272 Pettaconsett Ave.

The petition of Craig & Kimberly Parlato, 272 Pettaconsett Ave., Warwick, RI, and 272 Pettaconsett LLC, 272 Pettaconsett Ave., Warwick, RI, requests a dimensional variance to have an accessory dwelling unit in the basement of an existing commercial building consisting of a dog/cat daycare, with boarding & grooming.  Proposed accessory dwelling unit being 1,800 sq. ft. (1,000 sq. ft. allowed).  Assessor’s Plat 296, Lot 619, zoned General Business (GB).
