You are hereby notified that the Cranston City Plan Commission will hold a public hearing to review a Minor Subdivision – Preliminary Plan requiring zoning relief entitled “Replat of Lots 86, 87 & 88 Pirce Plat.” This public hearing will be held on Tuesday August 6, 2024 at 6:30 P.M., in the City Council Chamber, 869 Park Avenue, Cranston, Rhode Island. You are invited to attend this public hearing at which time, plans will be presented for public comment and City Plan Commission review and consideration.

In accordance with the provisions of RIGL § 45-23-50.1 and §45-24-46.4 (Unified Development Plan Review), effective January 1, 2024, the City Plan Commission will consider and vote upon any requested zoning relief in lieu of the Zoning Board of Review for subdivisions and land development projects.

The Proposal requires relief from provisions of the Zoning Ordinance including Chapter 17, 20.120 – Schedule of Intensity Regulation relating to minimum area requirements for lot size, lot frontage and setbacks.

The subject parcel is located at 0 Macera Drive designated as Lot Nos. 1796, 1797 and 1798 on Assessor’s Plat No. 12. The owner and applicant are 6 South Drive LLC, 128 Myricks Street, Berkely, MA 02779. The existing parcels contain 12,0000 +/- square feet. The parcels are zoned A-8 Residential. 

The proposed plan proposes to re-plat three (3) 4,000 sq. ft. lots in to two (2) 6,000 sq. ft. lots for single-family dwellings. The project will be serviced by public water and sewer.

The proposed minor subdivision is a use allowed by-right within the Cranston Zoning Ordinance, subject to the zoning relief sought and is consistent with the goals and policies of the Cranston Comprehensive Plan’s Future Land Use Map (FLUM).

Pursuant to the Subdivision and Land Development Regulations, the Minor Subdivision proposal may be revised by the City Plan Commission as a result of further study or because of views expressed at this meeting. Individuals requesting interpreter services for the hearing impaired should contact the Planning Department at 461-1000 ext. 3222, seventy-two (72) hours prior to the meeting date.
