“Residences at Oaklawn Ave”
Master Plan - Major Land Development

You are hereby notified that the Cranston City Plan Commission will hold a public informational meeting to review a Master Plan – Major Land Development application for a proposed multi-family building project entitled “Residences at Oaklawn Ave”.  The public informational meeting will be held on Tuesday, December 6, 2022, at 6:30 P.M., in the City Council Chamber of Cranston City Hall, 869 Park Avenue.

The proposed Major Land Development site is located on Oaklawn Avenue, further identified as AP 17, Lot 670.  The property owners and applicants are Amalgamated Financial Equities I, LLC, at 1414 Atwood Ave, Johnston, RI 02919.  The site is zoned A-8, which allows for single-family dwellings on 8,000 ft2 lots.  It is understood the applicant will be submitting a zone change petition to seek a B-2 zoning designation which allows for multi-family dwellings.

The applicant proposes to construct a 12-unit multi-family building, inclusive of parking and landscaping improvements.  In order to achieve the density being proposed, the applicant will be submitting a zone change petition to request a B-2 zoning designation with conditions to allow for a density bonus of additional housing units.  It is the City’s understanding that this zone change request will also include a condition that a certain percentage of the housing units will be deed restricted as affordable housing.

All interested parties are invited to attend this public hearing at which point the plans will be presented for public comment and City Plan Commission review.  All relevant project materials on this application will be posted to the City’s website prior to the meeting and can be found at  The staff report and recommendation will be posted to the same webpage prior to the meeting. If you are unable to access the internet, you can contact the Cranston Planning Department directly at 780-3222 and paper copies will be mailed out to you.

Pursuant to the Cranston Subdivision and Land Development Regulations, the proposed plan may be revised by the City Plan Commission as a result of further study or because of views expressed at this meeting.  Individuals requesting interpreter services for the hearing impaired should contact the Planning Department at 780-3222, seventy-two (72) hours prior to the meeting date.
